AI can remove most of the busywork from letting an apartment. What it cannot do is invent trustworthy facts about an applicant — and that is exactly where screening goes wrong.
Do not let a model make the accept or reject decision, and do not feed it data you are not allowed to process. Under GDPR an applicant has rights around solely automated decisions with significant effects, and Finnish and EU non-discrimination law applies to whatever your process produces. A model trained on proxies for origin, family status or health will discriminate even if no one intended it to. Keep a named human decision-maker and a written reason for every rejection.
An LLM reading uploaded payslips and reference letters is summarising claims, not facts: those documents are trivially editable, and a confident summary of a forged document is worse than no summary. Verified data changes this. A Maja profile is derived from the applicant's own bank feed over read-only PSD2 access, so the payment dates and amounts are not self-reported and cannot be altered.
The result is faster screening with less bias risk: machines handle the volume, verified bank data handles the trust, and you keep the decision.
